pre-design

This phase begins with the Designer, Architect and Owner discussing project needs, values, context and budget in great detail. These conversations are transformed into a style that clearly express the soul of your project. This is the foundation for all design decisions moving forward. At the end of this phase, major elements such as key finish materials, fabrics, decorative lights, tiles or casegoods may be presented that will accurately reflect the proposed design direction.

At this point, we take the initial design direction and breathe life into it by expanding on the furniture, fabric, leather, casegood, window treatment, bedding and finish material selections. These will be presented to the client at regular intervals for approval as we begin to develop the associated graphic design documents. By the end of this phase, all major selections will be complete and your design documents will be represented in outline form.

 

design development

Details will begin to flow into the documents during this phase based on continued conversations with the client and architect. Once a general contractor has been selected, we begin including them in the conversations to ensure project budget adherence. We will continue with our selections until all major and minor furniture pieces, finish materials and initial art/accessory items are chosen. Regular presentations with the client for feedback and approvals will continue. The graphic design documents will incorporate all selections made during this phase, becoming more detailed.

 

construction documents

This is the final pre-construction phase in which all of the graphic design documents are completed. These are the documents fabricators and sub-contractors use to build your custom furniture and/or built-in casegoods, tile layouts, casework details, light fixtures and so forth. Our consultations with the chosen fabricators, general contractor and sub-contractors continue to maintain budget targets and design intent.

 

construction administration, purchasing & installation

During this phase, your design becomes reality. The General Contractor, Sub-Contractors and Fabricators bring to our attention any outstanding design details and resolution happens very quickly. Your interior and exterior furnishings, art and accessories are purchased. Following completion of construction and a thorough cleaning of the jobsite, all previously purchased items and existing, Owner-provided items are lovingly installed.
